Hi, my name is Claudia Hohlt and I would like to be your REALTOR®. Let me tell you a little about what I have to offer ... I am a long time Montgomery County, Tx resident who is very familiar and committed to this area. I have been in real estate since 2000 and have successfully closed a large number of residential and commercial properties. I am committed to providing top quality services as evidenced by the testimonials documented on this site as well as my GRI (Graduate Realtor Institute) certification. I am also Quality Service Certified®. This designation reflects my commitment to provide every client a written guarantee of service performance along with an opportunity for each client to evaluate my service performance against that guarantee. The average rating of all evaluations are then published on QSC's website. You can check out my rating on the Quality Service Certified® link.
To stay abreast of dynamics affecting our local market, I am an active member of HAR (Houston Association of Realtors) and the Greater Conroe Chamber of Commerce. Active networking with other professionals in these organizations is an important tool to help me help you take advantage of future trends and opportunities in Montgomery County real estate.
I enjoy everything that the real estate profession has to offer, from helping first-time home buyers to assisting experienced real estate investors in large commercial properties. I am passionate about my job!
It is important to note that I am a full-time REALTOR® and am available Monday thru Saturday from 8:00 AM to 9:00 PM and Sunday from noon to 9:00 PM. If I am unavailable due to a previous commitment, I will get back to you promptly to discuss your real estate questions or concerns.
My mission is to build my business through the creation of solid client relationships. This requires a lot of hard work and often involves going beyond what the typical realtor is willing to do. What drives me is this mission, not the commission!
Another key component of my mission is community service. I have been a volunteer director of the Montgomery County Food Bank since 2001 and currently am serving as its Vice-President. My primary role is the coordination of its food drives in Montgomery County. If you are interested in this very rewarding volunteer opportunity, please feel free to call me at any time to discuss.
If you are considering buying or selling, I have the experience necessary to efficiently and effectively manage the process and help you maximize your value in your next real estate transaction.
I would appreciate having the opportunity to help.
Helping people on the move is my business .... Let me tell you what else I bring to the table ...

I have recently recruited my husband Danny to provide support for my real estate services. Danny is a 5th generation native of Southeast Tx and a 30-year resident of Conroe. He graduated from Sam Houston State University with a BBA in Accounting degree and has taken advanced financial training at the University of Michigan Business School’s Executive Education Center. Danny recently retired from a 30 year career in the oil industry working in the financial areas of both Texaco and Shell. He is currently the owner and General Manager of Loblolly Investments, LLC which is involved in real estate investments.
Danny brings aboard a broad skill set to support my real estate offerings. Over his career, he has worked in the areas of financial planning, investment analysis, commercial lending, profitability assessments, and credit management to name a few. In addition to holding a real estate license, he is also a Certified Public Accountant. He has also personally managed a number of home restorations in the area.
With my depth of experience in all types of real estate transactions in Montgomery County, Danny’s broad experience in various financial arenas, and both of our long history as residents in the Montgomery County area, we are able to offer the very best of real estate advice and services to anyone contemplating any type of real estate transaction.
I should also emphasize that Danny and I share a mission of building customer relationships that last beyond the completion of the initial transaction. We feel that customer relationships must be built on solid core values such as honesty, integrity, respect for all, and excellence in customer service. As we walk away from the closing table, our goal is for each and every client to feel that they have had the very best of representation.
We both love Montgomery County and all the intricacies and nuances the real estate industry has to offer. Let us help you successfully navigate through your next real estate move. Danny can be reached at 936-537-1676 or at his email address dhohlt@suddenlink.net.
Below is a picture of Danny and me at the entrance to BeanTown, a whimsical small piece of real estate designed for the enjoyment of our four grandchildren; Butter Bean, Sugar Bean, Jelly Bean, and Beanie Weanie. And I shouldn't forget to recognize our ever vigilant sentry, Lolly the Loblolly Pine.

 Special Areas of Interest
Resale Market
Most realtors have a clientele consisting primarily of folks interested in selling an existing home or purchasing a previously owned home. The resale market is thriving in Montgomery County and this business is most interesting. Experience is the key when working any real estate transaction, especially a resale transaction. There are many details that need to be worked and always someone on the other side of the transaction with interests other than yours. So it is wise to have an experienced agent working on your behalf. When you select me, you are getting a real estate professional with the experience to get the job done to your satisfaction.
New Construction
Montgomery County is a thriving area with lots of new construction. New neighborhoods seem to be popping up everywhere. With my knowledge of the area and familiarization of both new and old subdivisions as well as familiarization with local, regional and national builders, I can help homebuyers locate the neighborhood and builder that best fits their needs. And I am an experienced negotiator that can get you your new home at the very best price.
Pre-foreclosure Sales
In addition to the typical resale transaction, I am experienced in navigating the rough waters associated with a pre-foreclosure sale. This involves coordinating the interests of the homeowner with their lender and a buyer. This is a very time consuming transaction and one that requires an in-depth understanding of the process and a relentless pursuit of a successful transaction. This process is definitely not for a realtor with a weak stomach, a short attention span, or a lack of determination! But it is very rewarding because at the closing of a pre-foreclosure sale, there is a "win" for the seller, a "win" for the buyer and a "win" for the lender.
If you are a homeowner undergoing some unfortunate times, don't let your home be foreclosed on and sold on the courthouse steps. This can create an immediate financial hardship and cause your credit rating to be dramatically degraded for years to come. Give me a call and let me see if your house is a candidate for a pre-foreclosure sale.

Self Employed >No Problem
There is no doubt about the fact that it could be more difficult for you to get a mortgage loan if you are a free lance viola player than if you are a government accountant. Traditionally, lenders have been more cautious when evaluating loan applications from buyers who are self-employed than from those who work for a regular salary.
If you are self-employed, there is no reason for you to shy away from applying for a home mortgage loan, especially if your earnings have been in the same field for at least two years. Before you begin your search for a house, it is a good idea to meet with an agent of your choice who will be happy to accompany you as you meet with one or more
loan officers. They will probably want to analyze your tax returns for the past 2 or 3 years. Because people who are self-employed can write off many expenses that salaried individuals cannot, it is possible that self-employed individuals may look impoverished on paper. Try to get pre-approval from the lender, and ask for a letter to that effect which the real estate agent can attach to any offer you submit on a home. This will make you look more attractive to the sellers.
